Casa Marias Schedule

 

How long does it take to build a house in Mahahual and what is Casa Marias time line.

Here is what Guillermo and I came up with. Building in Mahahual takes time. Most of the work is done by hand and there are no concrete trucks that will bring the ready mixed concrete to your site. The length of time it takes to build a house depends on the square footage of the home. Casa Maria is approx. 4500 sq. ft.

You should plan on your home taking one year to build.

Here is the current schedule that Guillermo has given us

End of May                 The second floor should be complete

Middle of June             We will start the Caretakers house

End of June                  The second story roof will be complete

End of Aug                  The electrical, plumbing and plaster completed

End of Sept                 The paint and tile should be finished

End of Oct                   The windows and doors should be complete.

 We hope that you will understand but we will not be mentioning the cost associated with most of the build because as you know when you purchased your property, timing was everything. We all have different needs and wants and building cost are changing everyday.

Building Your Villa

 


Beams for what is called the first floor roof in the master bedroom

You can see how the patio arches are made. After the concrete drys the blocks are removed and the arch is formed.


Patio Arch on the right is drying. Next the blocks will be removed. Note again the elevation of Casa Maria off grade. Guillermo will tie the ocean wall into this corner of Casa Marias patio foundation.


Second floor bedroom floors & view


Second floor bathroom floor. Concrete I beams go in place
then the concrete blocks are fit in between the I beams, concrete is then poured over the top.


We are paying extra to have the floors made with a
16" grid of 1/2 inch rebar..for extra strength


After the 16 inch grid is in place they pour 4 inch of
concrete, so there is 2 inch of concrete above and
below the 1/2 inch rebar

This is 2ed story roof. This is how Guillermo ties in the roof to the walls. Note the rebar extending out of the concrete beam.

2ed floor landing. Open Stairs with iron railing will go up to roof and down to the 1st floor.

The Roof is on - Next is the 16"x16" 1/2" rebar grid that cost extra to reinforce the roof and tie into the walls. Making the house kind of like a bird cage. Guillermo says this is the strongest built house on the Costa Maya to date! I still don't want to test mother nature!


Here is the 16"x16" grid to tie everything in (a must)


Note the overlap of the rebar and how it gets tied into the side wall


The roof is poured and rebar stands in the center where one of four concrete columns will stand to support the concrete palapa Guillermo has designed. Look at the view from the roofs sitting area!
